Trudeau Wants Cities Zoning Rules Changed


The Canadian federal government is issuing a clear message to municipalities nationwide: it’s time for zoning changes.

Prime Minister Justin Trudeau announced on Friday that his government is allocating $114 million to facilitate increased housing development in Brampton, Ontario.

“Brampton is the next city to receive significant funding from our housing accelerator. We estimate that this will mean more than 24,000 new homes over the next decade, with 3,100 fast-tracked to be built in the next three years alone,” Trudeau said, alongside Housing Minister Sean Fraser and Diversity and Inclusion Minister Kamal Khera, as well as Brampton Mayor Patrick Brown.

This funding is part of the Housing Accelerator Fund, a substantial $4-billion federal program aimed at providing financial support to municipalities in order to enhance housing options. These financial incentives are contingent on municipalities implementing zoning changes that allow for the construction of a broader range of mixed and middle housing units.

Fraser, a representative of the federal government, emphasized their commitment to addressing the housing dilemma facing cities. This includes urging municipalities to create more fourplexes and mixed housing units.

In many parts of the country, existing zoning regulations limit developers to constructing either single-family residences or high-rise condominiums in residential zones. Consequently, there is a substantial gap in the availability of housing options, often referred to as the “missing middle housing,” which remains unaddressed.
